SUMMARY
Porters/Houskeepers do a bit of everything to keep businesses running cleanly and smoothly. Like custodians and janitors, porters work to make sure that all types of buildings are neat, clean, free from clutter and safe. Porters/Housekeepers may run errands for employees, deliver items, move stock, or anything else that employees might need. Provides general cleaning and upkeep of each apartment and community common areas in order to enhance and maintain its appeal.
RESPONSIBILITIES
Assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner.
Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
PREVENTIVE MAINTENANCE/SAFETY
Checks and replaces exterior lighting on a regular basis.
If certified for pool maintenance, clean and maintain pool as directed.
Always maintains awareness of proper safety precautions.
Constantly observes the condition of apartment property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.
Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts.
Ensures that storage areas always remain locked when not in use.
GENERAL
Physically walk the property on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds. It is especially critical that the following areas always remain neat and free of litter.
Management Office
Pool area. - Laundry room.
Mail rooms (if applicable).
Pathways to show units/models
Stairways and breezeways
Dumpster areas. - Recreation areas.
Grounds adjacent to the road, in front of the office.
Walkways to and from, and in-between buildings.
Exterior lighting fixtures - Parking lots and drives.
Appliances
Windows
Floors
Bathroom fixtures
Cabinets – inside and outside
Vacuuming
Light fixtures – inside and outside entry doors
Outlet covers
Window treatments – blinds or rods
Patio / balcony
Light bulb changing / replacement
REQUIREMENTS
High School diploma or equivalent.
Above average written and oral communications skills.
Ability to communicate effectively in the predominant business language, English.
Reliable transportation.
Valid Driver’s License.
Provides/uses your own tools.
Always uses good safety habits.
Neat, clean appearance.
Compatible with a wide range of people.
Needs to be thorough, reliable, responsible, honest, organized, flexible and service-oriented.
Ability to effectively navigate computer softwares such as Google (Email, Calendar, Drive, Docs, Sheets, Slides, Etc.), Microsoft (Word, Excel, Powerpoint, Etc.), ADP, Happy Co, ResMan, Indeed, Grace Hill, Etc. Must be able to effectively navigate the keyboard and know how to type.
Possesses basic knowledge of the following:
Electrical systems
Plumbing systems
Painting procedures
PHYSICAL REQUIREMENTS
Frequent lifting, carrying, pushing or pulling 20-50 lbs and constantly moving furniture, appliances and heavy machinery correctly and safely.
Frequent climbing – ascending/descending ladders, stairs, scaffolding, ramps, poles, etc. in addition to using feet, legs, hands and/or arms.
Body agility is important.
Ability to maintain equilibrium is also important to prevent falling from high places or when walking, standing or crouching.
Stooping – downward and forward by bending legs and spine at the waist, requiring full use of the lower extremities and back muscles.
Frequent kneeling and bending legs at the knees to come to rest on one or both knees.
Frequent crouching downward and forward by bending legs and back/spine.
Frequent reaching by extending hand(s) or arm(s) in any direction.
Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.
